CONSTRUCTION UPDATES
February Construction Update

First closing notice letters were mailed to buyers with completed units on the second floor north tower. The first closing dates are set for later in March with more closing notices to follow as interior finish work progresses on the second floor and up the building. The start of buyer unit walkthroughs has also begun on the second floor. Dry wall has been hung on all floors. The north and south tower lobbies are painted, tiled, and complete. The Storefront is completely installed across Wabash and Cullerton. The parking garage is stripped and secured on both the lower and ground floor levels.

January Construction Update

Storefront doors and windows are now installed with louvers being the only main portion needed until the storefront is complete. Rooftop railings are in all along the rooftop walkway. Balcony toppings were poured on floors four through seven. The make-up air unit, condensers, and bath fans were completed on the roof. The forth floor heating / cooling systems were installed in the units. Com Ed has connected permanent power into the building and has installed all electrical meters through out the building. The elevator sub contractor is preparing for final inspection with the City.

Dry wall is hung up through the fifth floor. Unit entry doors are in through the forth floor and the majority of cabinets are hung up through the forth level. Tile work is complete through the third floor. The electrical trim has been installed up through second and third floors. Granite countertops are in through the second floor.

December Construction Update

Storefront installation has begun along the street level of Wabash and Cullerton enclosing portions of the lobbies and retail spaces. Dry wall is hung and interior soffits are formed in the lobbies. Elevator doors have been set in the North and South towers. Heating / cooling systems are installed across the third floor. The electrician has completed installation of the switch gear. Stucco on the balconies is complete up through the sixth floor. The roofer has completed the flashing on the pop ups and parapet walls on the roof. The cable and phone companies have made connections into the building. All windows and sliding glass doors are installed on the residential floors.

Drywall is complete up through the fifth floor south tower and the carpenter has finished installing unit entry doors on the third floor. The painter has finished primer painting on the fourth floor. Cabinets are going in on the third floor. Tile work in the unit bathrooms is finished on the second floor.

November Construction Update

The tower crane has been removed from the site and pre-cast planks set where the crane once stood. This signals the end of major construction work and leaves no more tower cranes in operation across the south loop. New sidewalks and planter beds were poured along Wabash and Cullerton. Trees and landscaping were planted around the site. The sheet metal detail around the bay windows is complete. The pool curbs have been poured in the aria rooftop lounge. Exterior sliding and swing doors are installed up through the fifth floor. Balcony toppings are poured up through the fourth floor. Split system heating and cooling units are installed on the second floor with more units being added on the upper levels. The electrician has the wiring pulled on all levels and is completing installation of the switch gear equipment.

Installation of unit entry doors has begun by the carpenter on the second and third floors. Interior soffits are in through the third floor. The hanging of drywall is finished in the units and hallways up to the fourth floor. Drywall taping is complete through the third level. The Painter has finished priming the entire second floor and the third floor south tower. Trim and cabinets are installed across the second floor.

October Construction Update

The carpenter has finished column wrapping work up through the seventh floor. Lobbies are framed out from the west storefront edge to the first floor elevator bays and stairwells. The delivery of second floor entry doors and trim has been received. All windows are installed across the building and balcony doors are in on the second floor. The steel fabricator has attached the steel railings to the east elevation balconies. Steel courtyard stairwell is in place leading from the ground floor to the courtyard. The plumber has installed the house pump and grease trap. Concrete topping was poured in the boiler room, rooftop dog run, lobbies and along the retail storefronts. Electrician has finished pulling wire on floors two through six. Roofer has finished laying the TPO roof on the North Tower and has completed the metal panel mockup on the courtyard bay windows. Sheet metal spandrels are in below the windows across Wabash and Cullerton. Drywall hanging, taping, and insulation are complete across all of second floor hallways and units. The model unit in the south tower is complete and fully furnished.

September Construction Update

Much of the rough construction work has progressed nicely across all floors of the building. The carpenter has completed all major framing work and has installed drywall backing on the second floor. Most of the windows are in up through the sixth floor. The steel fabricator has installed all the C-channels across the pre-cast balcony edges along the east side of the building. The plumber is finished with all rough work up through the seventh floor and is connecting the permanent water supply into the building on Wabash Avenue. The electrician has wire pulled up through the forth floor and has completed seventh floor rough work. The roofer has applied the TPO roofing across half of the North Tower of the building and is working on the aria rooftop lounge. Elevator rails are installed in all four elevator bays in the North and South towers. All floors have undergone leveling checks in preparation for the hardwood flooring installation. Floors two through four have passed Chicago city rough inspections. Insulation has been placed and drywall hung and taped on the second floor south tower.

August Construction Update

The carpenter has finished all framing up through the sixth floor in the lobbies, corridors, and units. Metal panels and windows were installed on the second and third floors. The plumber has completed all rough work through the sixth floor. The roofer has installed the TPO roof on the south tower. Curbs for the rooftop top pool were poured on top of the north tower. Elevator installation has begun in all four building cores in both the north and south towers.

July Construction Update

The building is now topped off and the superstructure is substantially complete. Masonry parapet walls with stone details surround the exterior roof deck. The carpenter has wrapped up laying track and studs through the sixth floor. Fireproofing and deck topping are significantly complete through out the building. The pre-cast panels have been set on the building faŤade along Cullerton St. and Wabash Ave.

June Construction Update

The building is close to being topped off now that the seventh floor pre-cast plank is set on the top floor. The mason is finishing up the brick walls on the seventh story before beginning work on the stone cornices and roof parapets. The interior rooms are framed out on the second and third floors as the carpenter continues to work his way through out the building. Concrete topping is now complete up through the forth floor. Plumbing, HVAC, and electrical rough work is complete on level two and moving along on level three.

April Construction Update

The building continues to grow upward at a steady pace as the vertical steel columns now reach to the seventh floor on the south tower. Pre-cast plank was set across the fifth level steel beams and the Mason has completed exterior and interior masonry walls up to the fifth floor. Residential rough activities have begun on the second floor interiors with the plumber and HVAC contractor finishing coring and vertical chase work. The carpenter has started the layout of control lines and exterior track on the second floor.

March Construction Update

As winter nears an end and spring approaches the construction pace is increasing along with the number of warmer days. The vertical steel superstructure on the south tower is now reaching up to where the fifth floor will soon be. The pre-cast concrete deck is in place across the entire third floor of the building. The second floor masonry walls and interior cores are completely up and grouted. Masonry work continues to progress from south to north across the third floor deck.

December Construction Update

The second floor stairwells and elevator shafts are complete as the mason continues to set the block and brick walls around the building. Winter protection is installed in certain sections around the building facade and consists of three floors of scaffolding draped in reinforced plastic membrane. The space created is then heated from the inside with gas heaters. The intricate winter protection system is needed so the block and brick can properly cure and work continues through out the cold temperatures.

November Construction Update

The Mason has progressed nicely around the first level of the building installing the majority of first floor block, brick, and stone. They have also moved up to the second floor working on the stairwells and elevator shafts. Steel erection and detailing is 100% complete on the first floor and precast planking was installed to form the 2nd floor deck. The Tower Crane will continue to work setting Steel then Precast plank as the building structure continues to rise.

September Construction Update

Both the concrete mat slab and first floor deck are complete leading the way for formwork to be removed and backfilling to progress around the deck perimeter. A tower crane was installed in the middle of the site and is now operational. Structural steel has arrived on site and continues to go up from South to North on the first floor deck. The Mason has started forming interior and perimeter brick walls through out the building footprint.

June / July Construction Update

During the months of June and July 70% of the concrete mat slab was poured. The columns and foundation walls were poured on the finished portions of the mat slab. All steel rebar was delivered on site in preparation for the cast-in-place 1st floor deck pour. The remaining decks up to the 7th floor will be constructed using a pre-cast plank structure.

Major construction activities have begun at the Terrazio! The existing buildings originally on site were demolished to make way for the large scale courtyard style development. Earth retention work is near completion and excavation is ongoing. The excavator is continuing to remove massive amounts of soil across the site to a depth of approximately 14 ft below grade. Construction on the foundation has begun on the excavated south 1/3 portion of the land along Cullerton and Wabash Streets. Steel rebar is being put down in preparation for three major concrete pours to form the thick mat slab which will support the building superstructure.
